We group equity REITs into a dedicated framework because GAAP earnings understate the economics of income-producing real estate. The money-flow layer starts with property revenue and operating expense, then rebuilds owner cash through net income, depreciation add-backs, FFO, maintenance-adjusted AFFO, and dividend payout coverage.
The peer and trade-off layers give extra weight to FFO and AFFO growth, per-share cash metrics, leverage, interest coverage, cost of funds, and payout safety. That reflects how REIT investors usually judge durability: not by generic EPS alone, but by the quality and resilience of cash available for distribution.
The StatsAlpha(TM) moat framework then asks whether a REIT has rent pricing power, high-quality assets, efficient operations, disciplined capital recycling, and an advantaged balance sheet. Valuation follows the same logic by using an AFFO-based engine with terminal multiple, cap-rate, or perpetuity-style outputs rather than a standard corporate DCF.
